We’re Showing Homes Safely
As we face the Covid-19 pandemic, SEG is committed to showing houses safely, going virtual wherever possible, and ensuring onsite visits meet strict safety criteria.
We will send you a questionnaire that helps give us a basic understanding of your needs vs. wants, then set up a consultation to further help us understand what’s important to you, so that we can tailor our search, and ensure we find the right home for your needs—and dreams.
We encourage our buyers are pre-approved—not only to give you an advantage in the bidding process, but pre-approval is required, more and more. We have a list of preferred lenders and will recommend no less than three so you can make your own educated decision. In fact, we have a list of resources for every aspect of buying a home: lawyers, inspectors, contractors, handymen, painters, etc.
We offer in-person and virtual tours. We have several options of virtual tours: agent guided (agent tours through the house live or recorded), virtual video (room tours using still or drone photography with MLS information). We always advise you on the pros and cons of each home, helping you to make a final decision. We also give you ample information about the area highlights and town stats for each home and do offer a tour of the town with our buyers. (During Covid, we drive in separate cars from our buyers, and communicate by phone.)
Arriving at a successful offer has four major phases—and we will walk you through all of it:
1. Making the offer: We look at comparable properties, analyze local market conditions, develop a strategy, prepare for multiple-offer situations, review contingencies and disclosures
2. Negotiating: We discuss the strategies, determine the seller’s and your motivation, leverage our relationships with other agents to find the perfect common ground.
3. Attorney review: We actively communicate with both party’s attorneys to ensure proper representation in a timely manner.
4. Going Under Contract: We help schedule inspection and appraisal, negotiate repairs is any, plan for final walk-through, transfer utilities, finalize your loan.
A note about bidding wars: Bidding wars require buyers have an advocate who is not only knowledgeable about the market, but has strong relationships with other agents. It is our job to make yours the best offer. We do that through limiting contingencies (like all-cash deals, removing mortgage contingencies limited inspection contingencies, quick close, etc.). We talk to the listing agent to see what is important to the seller, as well, and having a good relationship with the listing agent is key.
Home inspectors are generalists—they know a little about a lot. If there is a glaring problem, they will recommend a more in-depth specialist inspection. We have a list of inspectors and specialist inspectors whom we use and trust. They will give you honest opinions, and help you to understand your prospective new home.
As with every other phase, we walk you through the final stages or your home purchase—and beyond. We schedule your final walkthrough, coordinate the signing. We also can provide you with a list of resources from utilities to contractors and handymen—and even our recommendations for favorite restaurants, shops, and other activities in your new town. We are “lifetime real estate consultants,” nurturing our client relationships well beyond closing.
